Commercial cleaning cost in Louisville
Business cleaning is priced from a written scope, not a rate card. Here is what goes into that scope and how each part changes the figure.

What a commercial price is built from
| Part of the scope | Effect on price |
|---|---|
| Square footage and layout | Open floors clean faster than many small rooms of the same total size. |
| Restrooms and kitchens | Each one adds noticeable time, more than the same area of open office. |
| Visit frequency | More visits per week means less build-up, so each visit is shorter, though the monthly total is higher. |
| Floor types | Carpet, sealed concrete, vinyl tile and hardwood each need different equipment and time. |
| Traffic | A waiting room with daily visitors or a shop with steady footfall needs more floor and glass work. |
| Access window | A short window before opening may need a larger team; a long overnight window may not. |
| Supplies | Restocking from your supply is part of the visit; supplying paper and soap ourselves is quoted separately. |
Per visit or per month
Small offices and shops usually prefer a per-visit price. Buildings on a nightly schedule usually prefer a monthly figure from the same scope. Either way the scope lists every task and its frequency, so you can see what you are paying for.
Sales tax on business cleaning
KRS 139.200 includes commercial cleaning and janitorial services among the services subject to Kentucky's 6% sales tax. It is shown as its own line on every quote and invoice.
Getting an accurate quote
A walkthrough gives the most reliable figure. If that is not practical, a call with the square footage, number of restrooms, floor types, preferred days and hours, and a few phone photos will get close. Read more about office cleaning, commercial cleaning and janitorial contracts.
Price questions
Can you give a price without seeing the space?
We can give a working figure from a detailed call and photos, then confirm it after the first visit or a walkthrough.
Is there a minimum contract length?
No long minimum. We ask for notice before you stop, which is written into the scope.
Do you charge more for nights and weekends?
The access window affects how the job is staffed, which can affect price. We show that in the quote rather than adding it later.
Can medical or dental offices be quoted the same way?
Yes, for waiting rooms, reception, restrooms and staff areas. Clinical rooms need a separate written scope with your practice.
